Karibuni Villa is a delightful St. Martin waterfront vacation home right on the scenic bay of French Cul-de-Sac, just North of famous Orient Bay. The 3 bedroom, 2 bath villa blends a simple but refined modern style with a tropical flair topped by fantastic views of the entire bay of Cul de Sac, the turquoise Caribbean sea and neighboring islands.

Karibuni Villa is located in a family-oriented and quiet neighborhood of Cul de Sac, a small village on the north coast of St. Martin with a few local restaurants and convenience stores in this mainly residential area. The property is built directly on the water’s edge of the bay and has the scenic marine reserve as a backdrop.

The dazzling dream beach of Pinel Island is just a few paddle strokes away from the villa. This tropical small island is popular with residents and tourists alike for its stunning natural beauty and crystal clear calm waters. Two kayaks are available at Karibuni Villa for your use to paddle to Pinel, explore the marine reserve or stop at the uninhabited Little Key island for snorkeling. The villa owners run the fabled Karibuni Restaurant on Pinel Island and will be happy to welcome you there with a house cocktail to get you ready for a lazy day on Pinel Island.

The spectacular view at Karibuni Villa is best to enjoy on the large private waterfront terrace. The full ocean views include all of the bay of Cul de Sac, including Pinel Island, Little Key and Tintamarre Islands, the southern end of Orient Beach and St. Barth’s at the horizon.

Since last major upgrades this year, the villa now has a plunge pool and a surrounding sunny deck overlooking the bay. Chill on the covered terrace where you’ll find a comfy sitting lounge and an al fresco dining area. Villa Karibuni is great for families or a group of friends to have some lazy days and fun time together outside on the terrace. The deck fronts the sea and you can access the water and a little beach right off the deck.

Comfort and Style Inside

Inside, this charming family home extends on 85 m2 (915 sq ft), was built in 2002 and fully renovated, refurnished and upgraded in 2016, both inside and outside. The now air-conditioned living room consists of a casual comfortable sitting area on one side and the fully equipped colorful kitchen to the other side. This cozy room with high cathedral ceiling opens to the seafront terrace and has a wonderful ocean view.

Three Bedrooms and Two Bathrooms

The three bedrooms at Karibuni Villa are all on one level / ground floor (the villa has only one floor). All bedrooms have interior access, ideal for families with children.

The Master bedroom in pleasant subdued pastel tones features Air-Conditioning, a French double bed (slightly larger than a Queen), large closets and a window facing the sea to enjoy the wonderful views. A fine en-suite full bathroom with a single bowl sink, vanity, hair-dryer, a shower and a toilet completes this bedroom.

Two Guest Bedrooms – The 2nd bedroom also has a French double bed, whereas the third bedrooms offers two twin beds – ideal for 2 children. Both bedrooms have A/C, a closet and are decorated in pastel tones. Bedroom 2 and 3 share one bathroom that enters from the hallway between the two bedrooms. This bathroom features a shower, a toilet, single water bowl, mirror & vanity, bath towels and a hair-dryer.

About your Host

The owners have been living on the island for almost 30 years. They operate a renowned restaurant on Pinel Island by the same name, Le Karibuni Restaurant. A welcome cocktail at Le Karibuni, as well as a discounted rate for beach chairs will be offered there to villa guests. They also own another seafront rental property in Cul de Sac: Kijani Villa, a 3 bedroom 3 bath upscale, modern villa in outstanding design.

Karibuni Villa is located in the small village of Cul-de-Sac on the Northern coast of French Saint Martin, north of Orient Bay and Southeast of Anse Marcel. It is a 2 min drive to the ferry station to Pinel Island and a short drive to get to  the protected tropical beach of Anse Marcel, to the popular Orient Beach or to the renowned gourmet village of Grand Case.

You can paddle to Pinel Island or uninhabited Little Key in kayaks the owners have readily available for villa guests. If you don’t want to paddle on your own, the ferry station in Cul de Sac to bring you to Pinel Island is a very short distance away. Enjoy the dazzling white sands of Pinel Beach and its crystal clear calm waters. Pinel is one of the best snorkeling spots in the area. You can have a wonderful beachside lunch at Le Karibuni Restaurant on Pinel, run by the same owner family as the Karibuni Villa.

Unique villa with exceptional views and great location
We loved our stay at Villa Karibuni on our recent vacation with our 2 small children (aged 4 and 6). The view is incredible and we especially enjoyed our time lounging on the deck in the mornings or afternoon/evenings and enjoying the pool and the view. Another highlight was utilizing the kayaks and taking them to Pinel Island for the day. It was windy while we were there so the kayaking was a fun challenge to Pinel but it was effortless coming back! The property is waterfront – just a few steps off the deck and you can be in the kayak heading to the nearby sand bar (amazing for photos) or Pinel. When we are in the Carribbean we enjoy exploring different beaches and areas but you could happily go to Pinel each day. Pinel island has lizards and hermit crabs in a certain area away from the beach that the kids discovered and this made Pinel especially fun for them. The water there is very calm too. The beaches we loved other than Pinel were Anse Marcel and Happy Bay a short walk from Friars Bay. We had considered staying in various hotels and were SO glad we chose this villa because we spent our days out and about exploring and when we came home we didn’t feel we needed to go out again (unlike being in a hotel room). Since we have small children it was great to hang by the pool sipping cocktails and use the charcoal grill to prepare dinner with the delicious French ingredients available locally. The local village does have some great restaurants which we enjoyed a few nights too. A few small items were missing from the house but Manon was very responsive and made sure we had all we needed. She also can book reservations or excursions and even babysitters. The house was very clean and although not brand new it was nicely and simply appointed. The air conditioning worked just fine for us in the bedrooms and the rest of the house didn’t need it because of the ocean breeze plus there is a huge fan. The whole villa has black out shutters so we all slept in! Manon also kindly provided us with snorkeling equipment and kids sand toys which was so nice. The pool has an alarm on it should you wish to use it which is great if you have small kids. I recommend you stay here – we will be going back!

Beautiful View
We were welcomed very friendly and the house was very nice, with a beautiful view over the sea. Disappointing was the smell of the seaweed which one could smell through the whole village and on the terrace of Karibuni villa. We were told that this kind of nature thing happens every 10, 20 years or so. We had back luck to hit it, yet it was the only thing that bothered us.

Great Location
We had been to St. Martin before and found this location exceptional. It is very quiet. Marion is very friendly and helpful and welcomes you with a fresh fruit basket and cold beers in the fridge. It is very clean and nicely decorated. The deck is second to none and has a beautiful view of Pinel Island. If you stay here you must go to Ti Bouchon for dinner and visit Momo.

Petit paradis
Nous avons hésité à réserver cette maison car il n y avait pas d’appréciation, et nous avons vraiment bien fait de nous “lancer” car nous avons passé un très agréable séjour. Elle est très propre, très fonctionnelle, moderne et très bien équipée . Il y a des rangements dans toutes les chambres, les sdb et la cuisine. Tout ce qui peut être utile au quotidien et pour le loisir est présent : étendoir à linge, sèche cheveux, vaisselle, ustensiles, cafetières, palmes et tubas, canoës, serviettes de baignade … La terrasse est magnifique, très grande (environ 100 m²) et très bien équipée . Au bout de la terrasse, on descend un petit escalier en bois qui mène sur une petite parcelle de terrain avec de la pelouse qui se jette dans la mer. C est très facile pour se baigner ou partir en canoë. Il y a peu de fond sur les premières dizaines de mètres et pas de vague. On ne se lasse pas de regarder la magnifique vue du matin au soir. Le seul petit bémol serait les terrasses mitoyennes de part et d’autre (il y a des séparations occultantes), si vous souhaitez être seul au monde; Personnellement cela ne nous a pas dérangé. L accueil est vraiment très agréable et soigné (je vous laisse la surprise des petites attentions). Nous avons vraiment envie d y retourner.

Wonderful Vacation
What a wonderful vacation we had in St. Martin! Our family (including teenagers) loved this place. We were able to totally relax during our 2 week vacation. This spot was ideal for our family, and the kids especially loved using the kayaks to travel over to Pinel Island where they would snorkel, swim and enjoy the beautiful beach. The bedrooms worked very well for our family. The house was clean, beautiful and the pictures accurately portray the beauty of this home. Contrary to another review, we enjoyed the beach. Because the bay was protected from lots of waves, and was quite shallow, it was easy to launch the kayaks. Our favorite space was the beautiful and large deck which included a covered dining and lounge area, as well as a four chaise lounges for sunning. The owner was very friendly and helpful. There was a minor issue with wifi when we arrived, and she immediately followed through to determine the problem and options for us. I would definitely recommend this place to anyone. Our favorite activities while in St. Martin were Maho Beach, Pinel Island, Orient Bay and the Yoda Museum in Phillipsburg.

Charmante, vue magnifique
Charmante maison, très agréable à vivre (en famille particulièrement – nous avons 3 grands enfants), au calme, vue magnifique et accès direct à l’ilet Pinel (un des plus beau site de Saint Martin). Matériel de snorkeling et canoés à disposition. Une adresse à recommander.Nous avons égalemenrt été très bien accueillis par Eric et Marion Clément qui nous ont bien orientés lors de notre séjour.

Charmante villa toute équipée et très confortable (super qualité de matelas en passant). Le grand deck à lui seul en vaut la peine, avec sa table sous l’auvent pour les repas, les transats et une vue imprenable dont on ne se lasse pas. Sans oublier les kayaks pour une escapade à Pinel et la très gentille propriétaire toujours disponible et avenante. Nous avons passé de superbes vacances et n’avons manqué de rien.
